A sustainable location
The site of the Imperial Gardens proposals is on land owned by the Hythe Imperial Hotel, which includes the grounds of Hythe Golf Club.
It is bound to the north by the Royal Military Canal and public bridleway, to the south by Princes Parade and the seafront, and to the west by a mix of commercial and residential development including the Hythe Imperial Hotel. To the east is the footpath which provides access from the Royal Military Canal to the beach, and beyond is the council-owned Princes Parade former landfill site.

The local planning context
The golf course grounds have been submitted for both leisure and residential development in Folkestone & Hythe District Council’s ‘Call for Sites’, part of the process of preparing a new Local Plan. The adjacent council-owned site on Princes Parade was granted planning permission (ref. (Y17/1042/SH) in 2019 for a mixed residential and leisure development, so there is a precedent for the type of scheme being proposed.
