Once we have collated the feedback from this round of public consultation and considered the responses received, we will prepare a hybrid planning application with the leisure and hotel elements in detail and the residential element in outline.

Early 2026
Planning application
We would hope to submit the application for consideration by Folkestone & Hythe District Council as the Local Planning Authority in early 2026.
Early 2028
Delivery
Subject to planning permission being granted, the site would be developed in phases, with the leisure elements coming first. The golf club could be open a year from the start of work, meaning just one season would be missed. The other leisure facilities and new hotel accommodation will take between 18 months and two years to build – so assuming a 2026 start date, they could be open in 2027 or early 2028. Residential development will follow at a later stage as the detailed design develops.
